The East Riverside Corridor (ERC) allows greater market-rate density than other Transit-Oriented Developments. Consequently, we view this project as not just a housing complex, but as a compact neighborhood wherein beneficial aspects of the ERC can be internalized, thereby adding tremendous experiential as well as financial value. Pleasant Valley is the only current street frontage to this site and it has a ways to go before realizing its full pedestrian-friendly potential. We propose an internal boulevard which we call THE STRAND which serves to connect our site to the pedestrian-oriented neighborhoods to the north and northwest, Lakeshore Drive and the Boardwalk. THE STRAND also serves to reduce the scale of the building proportions on-site, creating internal neighborhoods, and a walkable landscaped gathering space for tenants, pets, friends and family.
